The University of Chattanooga enlisted MBI to design renovations for University Center (UC) Renovations. As the UC is at the heart of the campus and student activity, important concepts were considered for incorporation into the design – building circulation, University branding, internal departmental relationships, and wayfinding. Additionally, the renovation addressed better accessibility, finishes upgrade, and utility and facility upgrades including mechanical, plumbing, electrical, roofing, windows, and other building envelope repairs and upgrades.

The project encompasses renovations across all 207,605 SF of the building, touching every floor. Renovations include multiple departmental and office space reconfigurations and relocations. Moreover, new LED lighting, new flooring, paint, and asbestos abatement are included. Further, the scope covers replacement of elevator, exterior and interior doors, HVAC systems, plumbing systems, and electrical systems.

Construction is phased as the University intends to occupy portions of the building during construction. This requires MBI, with assistance from the construction manager, to develop a phasing plan. The phasing plan is for replacement of HVAC, plumbing, electrical, and fire protection systems.
