MBI designed a five-story shell office building at 10142 Parkside Drive in Knoxville. The site offers strong visibility from Interstate 40 and Pellissippi Parkway.
The 72,000-square-foot building includes approximately 14,400 square feet per floor. Each level supports future tenant build-outs and centers on a core with restrooms, mechanical rooms, stairwells, and elevators. Dual lobbies anchor the building and feature curved glass and steel canopies. Glass curtain walls at each entry bring natural light into the interior.
The building uses advanced dynamic glass integrated with the electrical system. The glass automatically tints to reduce glare, improve comfort, and lower HVAC demand. This approach eliminates the need for window treatments. Exterior materials include utility brick, cast stone panels, ribbon windows, and an EIFS cornice.
A steel structural system supports concrete and steel floor and roof assemblies. The roof accommodates future solar panels. Mechanical systems provide flexibility for multiple tenants while meeting current energy code requirements.
The design delivers a modern office environment that maximizes daylight, improves energy performance, and enhances occupant comfort.
